In many cases it is not the historic land use which affects the levels of environmental risk but how the property is currently used. The results and recommendations of a GreenLight Inspect is often the method by which investment decisions are made.
Whilst purchasers of commercial property may be assured that their investment has a satisfactory level of environmental risk taking into account the historical uses of the site, the current use of the property may provide an unacceptable level of environmental risk that may cause action by the regulatory authorities. A non-intrusive site walkover is therefore imperative to confirm that there is no environmental impediment which may impact on the future use and value of the property.
RICS checklists completed by a Chartered Environmental Surveyor at the time of the site inspection are used to articulate any issues of environmental concern.
The recommendations set out within the GreenLight Inspect should be seen as an integral part of asset management.
